It’s a myth that you need a 20% down payment to invest in real estate. With new changes to Fannie Mae and Freddie Mac loan programs, as well as changes to the FHA program, more of your buyers can participate in real estate investing with their first home purchase. For your past clients who’ve built home equity, they can use a HELOC to tap their equity and buy a rental home, with no cash out of pocket. This course will cover the major loan programs to be aware of and will cover strategies to eliminate capital gains taxes, reduce the cost of PMI, and introduce more of your clients to real estate investing.

Fannie Mae now allows a home buyer to use just a 5% down payment, for home buyers who will occupy one of the units in a 2-4 unit property. This new program expands Fannie Mae’s investment in growing the nation’s housing inventory. Agents who are aware of this (and other) financing programs available to their clients will be able to bring these solutions to their local communities. With more cities allowing the construction of ADUs, the Freddie Mac rehab loan which allows the cost of a new ADU to be rolled into a home purchase will also be discussed.
