MLS Timeline for Implementing NAR Practice Changes

Important changes are coming.

NAR practice changes will soon take effect, impacting how you work within the MLS. These updates aim to enhance transparency and fairness in your real estate transactions. To help you stay on top of these changes, here’s a clear timeline of what to expect and when:

Effective Immediately:

The NTREIS MLS rules and regulations have changed. Click here to review the rule changes. Start with a summary in the first few pages, then proceed to the detailed redlined rules.

June 24:

• Form Updates: Texas REALTORS® will release updated forms to reflect the NAR practice changes. These forms are dynamic, so expect ongoing updates. Click here to view the revised forms. Click here to watch an on-demand training class on the revised forms.
• MLS Fields: Fields related to offers of compensation will become “unrequired.” This includes:
  • Buyer Agency Commission
  • Buyer Agency Type
  • SubAgency Commission
  • SubAgency Type
  • Dual/Variable Fee (Y/N)

July 29:

• Compensation Removed: All MLS fields related to compensation will be removed from all property categories. Mention of compensation or commission will no longer be allowed in the MLS.
• New Field: Depending on the vendor’s ability to add this field by the deadline, a “Seller Concession? Y/N” field will be added to the listing input.
